Lawn Care · Albemarle County, VA
Albemarle County covers 726 square miles — from the Blue Ridge foothills in the west, past the South Fork Rivanna Reservoir in the north, across the Piedmont centre, down to the James River flood plain at Scottsville. A lawn care service that knows one corner of the county does not know all of it.
Treating all of Albemarle County as one lawn environment is the most expensive mistake local homeowners repeat. A fertilizer rate that works in Forest Lakes will not do the same in North Garden. A seed blend that holds in open Keswick fields thins out under Ivy’s hardwood canopy.
Mid-August through mid-October is the Zone 7b window to aerate and overseed tall fescue across Albemarle County. Whether your property is in Forest Lakes, Glenmore, Old Trail, or on a rural lot near North Garden — this is the window. Every week after mid-October that passes is a week of root development lost before winter.
Four zones, four soils
Albemarle's Piedmont geology produces acidic Ultisol clay-loam across most of the county — pH between 5.3 and 6.2 is typical without lime treatment. Within that baseline, four zones behave differently.
Crozet, Ivy, Mechums River. Deep Piedmont clay-loam under mature hardwood canopy with orographic rainfall uplift from the Blue Ridge. Shade assessment per zone is required before any seeding. Leaf volume on multi-acre lots with mature oak and tulip poplar is heavier here than anywhere else in the county.
Earlysville, Hollymead, Forest Lakes, North Pointe. Newer subdivisions built on compacted fill soil over native clay. Properties near the South Fork Rivanna Reservoir sit inside the county's watershed buffer and are subject to phosphorus fertilizer restrictions protecting the primary drinking water source.
Keswick, Glenmore, Cismont, Shadwell. Virginia Piedmont hunt country with large acreage, Southwest Mountains terrain, horse properties with livestock nitrogen imbalance near paddock areas, and estate driveways that need dedicated time and crew.
Scottsville, North Garden, Esmont, Red Hill. Rural lots on rolling terrain, acidic clay often never lime-treated, slope erosion toward the Hardware River and Totier Creek watersheds, and rural dispatch distance that eliminates most app-based platforms.
Straight answers
Tall fescue, for most residential properties. It takes Zone 7b summers, stays green through mild winters, and works in acidic clay-loam once pH is corrected and the soil is aerated. Seed it in the fall window — mid-August to mid-October — never spring.
Three situations change that answer:
Mature hardwood canopy in Ivy, western Crozet and Earlysville Forest. Needs a shade-tolerant blend with high red and creeping fescue content.
Forest Lakes North, Old Trail and the newer Glenmore sections sit on compacted fill that defeats broadcast seeding unless the ground is aerated first.
Properties near the James River valley, Scottsville especially, can carry bermudagrass — if the owner accepts brown winter dormancy.
Yes. Chapter 17 of the County Code sets a stream buffer that restricts land disturbance and nutrient applications near streams, rivers and reservoirs. Three corridors cover a large share of the county.
Northern Albemarle — Earlysville, Hollymead and the Free Union Road corridor.
Southern Albemarle — North Garden, Schuyler and the Howardsville Road properties.
Eastern Albemarle — parts of Keswick and Boyd Tavern.
Inside or near a buffer, fertilizer should be low-phosphorus or phosphorus-free per county guidance. A lawn care company that does not know where these zones run can put your property out of compliance.
Mid-August to mid-October. That is the Zone 7b window for tall fescue and every cool-season grass, and it applies county-wide. Spring seeding fails in most Albemarle years — the seed germinates straight into rising heat and does not survive its first summer.
The one exception is bermudagrass on full-sun southern properties, which goes down in late spring once soil temperature reaches 65 °F.
Depth matters as much as timing. Fill-soil lots in Forest Lakes North, Old Trail and newer Glenmore need aggressive aeration before seed can reach soil at all. Rural lots in North Garden and Scottsville often carry heavier compaction from lighter maintenance history.

Across the county
Tall fescue held at 3.5 to 4 inches through summer shades its own roots and keeps crabgrass from taking the gaps. Edged along the drive and walks, clippings blown off the hard surfaces, every visit.
