Lawn Care · Earlysville, VA 22936
Lawn mowing, landscaping, aeration, overseeding, weed control, leaf removal, yard work, fertilization, gutter cleaning, tree trimming, snow removal and drainage. All services available across Forest Lakes, Earlysville Forest, and rural northern Albemarle County.
Earlysville splits into two very different lawn environments north of Charlottesville. Forest Lakes, Forest Lakes North, and Briarwood are planned HOA subdivisions with smaller lots, HOA appearance standards, and fill soil underneath newer sections built in the 1990s and early 2000s. Further out on Earlysville Road, Buck Mountain Road, and Free Union Road, properties are rural — larger acreage, mature hardwood canopy, and open field sections with entirely different soil conditions.
One factor most lawn care services skip: properties near the South Fork Rivanna Reservoir watershed buffer have Albemarle County restrictions on phosphorus fertilizer applications. The reservoir is Charlottesville's primary drinking water source.
Mid-August through mid-October is the correct window to aerate and overseed tall fescue in Earlysville. Forest Lakes North and Briarwood fill-soil lots particularly benefit from fall aeration before overseeding. September slots book out fast.
What goes wrong
Forest Lakes North and newer Briarwood sections were built on graded fill soil compacted during construction. The top layer may look like topsoil, but below it is dense fill with low organic matter and poor drainage. Seed broadcast on compacted fill does not make soil contact. Fertilizer does not penetrate correctly. The same thin patches return every fall.
Fix: Core aeration to break fill compaction. Overseeding immediately after within the mid-August to mid-October window. Starter fertilizer same visit. Do not seed in spring on a fill-soil lot.
Earlysville Forest has been established since the 1970s and 1980s. Mature oaks, tulip poplars, and maples create dense shade in summer and heavy leaf drop in fall. Standard tall fescue thins under full canopy. Most lawn care companies apply the same seed blend to sunny and shaded sections — the shaded sections fail the same way every year.
Fix: Shade-tolerant fescue blend with higher red and creeping fescue content for shaded areas. Standard tall fescue in partial and full sun.
Northern Albemarle Piedmont soil typically runs between 5.5 and 6.2 pH without amendment. At the lower end, grass cannot take up nutrients efficiently regardless of fertilizer quality. The grass greens briefly and fades quickly because the soil pH is limiting uptake. Fertilizer is wasted until the pH is corrected.
Fix: Soil test before starting any fertilizer program. Lime applied based on test results. Fertilizer works correctly once pH is in the 6.0 to 7.0 range.
Properties within the South Fork Rivanna Reservoir watershed buffer are subject to Albemarle County nutrient management guidelines that restrict phosphorus applications to prevent runoff into the drinking water supply. A crew unaware of this buffer can apply restricted products and put your property in a difficult position with the county.
Fix: Verify property location relative to the watershed buffer. Use phosphorus-free or reduced-phosphorus fertilizer inside the buffer, applied only within county guidelines.
What we do
We keep residential and HOA properties looking clean with weekly and biweekly yard mowing schedules.
Follows Zone 7b timing — mid-August through mid-October only. Core aeration followed immediately by overseeding.
A three-application program for tall fescue: starter after fall overseeding, light feed in April, winterizer in November. No summer fertilization.
Pre-emergent before soil temperature hits 55 degrees Fahrenheit — late February to mid-March in northern Albemarle County. Post-emergent weed removal for active broadleaf weeds.
Requires fall timing and the right seed blend for your conditions.
Bed edging, shrub trimming, mulch installation, garden bed design, and seasonal planting across Forest Lakes, Earlysville Forest, and rural northern Albemarle County. Full landscaping details →
Needed on a regular cycle for the mature oaks, tulip poplars, and maples that define Earlysville Forest and the rural corridors along Buck Mountain Road and Free Union Road.
Sod installation in Earlysville, VA — immediate coverage for bare Forest Lakes lots, new construction areas, or sections where seeding on compacted fill has failed multiple seasons.
More demanding than most parts of Albemarle County. Earlysville Forest has one of the heaviest leaf canopies in the area — mature oaks and tulip poplars drop through October and November.
Needed twice a year for most properties — late fall after leaf drop and spring after pollen season. Full gutter pricing →
Drainage problems are common on Forest Lakes fill-soil lots with poor natural drainage. French drain installation for chronic standing water on low-lying sections.
From one-time cleanups to recurring yard work, we handle the tasks that pile up fast. Spring and fall cleanup, shrub trimming, debris removal, brush hauling, and property preparation.
A private responsibility — Albemarle County plows subdivision streets in Forest Lakes and Hollymead only after major routes are cleared, and private driveways are never included. Full snow removal pricing →

Straight answers
Tall fescue, for most residential properties. It takes Zone 7b summers, stays green through mild winters, and works in Piedmont clay-loam once pH is corrected and the soil is aerated.
Two situations change that answer:
Earlysville Forest and the rural wooded lots on Buck Mountain Road need a shade-tolerant blend with higher red and creeping fescue content.
Sections that get full sun can carry bermudagrass — for owners who accept brown winter dormancy.
Compacted fill, not bad seed. Forest Lakes and Forest Lakes North were built in phases from the mid-1990s to the mid-2000s. Grading, fill operations and heavy equipment left dense fill soil under a thin layer of topsoil.
Broadcast seed sits on the surface and washes off in the first rain instead of rooting into the soil.
Nutrients do not move correctly through a compacted profile, so feeding alone changes nothing.
Core aeration breaks the compaction and opens the soil contact seed needs. Done in the fall window, results show in six to eight weeks.
The spots come back in the same places every year because the fill compaction underneath was never addressed.
Mid-August to mid-October — the same Zone 7b window that applies across Albemarle County. Cool-season grass seeded here roots through fall and winter. Spring seeding fails in most years, because the seed germinates straight into rising heat.
The window is the same whether you are on a Forest Lakes subdivision lot or a larger rural property on Free Union Road. The difference is depth — fill-soil lots in the newer sections need more aggressive aeration before seeding works at all.

FAQ
Northern Albemarle
Earlysville Forest carries one of the heaviest hardwood drops in the area. Mature oak and tulip poplar keep dropping into November, which sets the schedule for cleanup, gutters and the final cut.
